A first message by email or WhatsApp is sufficient. Please state the budget, the intended holding period, whether residence is required, and any product you will not consider. We will reply with a view on whether the brief is one we can take.
Three questions we are asked.
What happens after we agree on a completed property?
Buyer and seller sign a Memorandum of Understanding (Form F). A deposit, usually ten percent, is held under RERA rules. The developer issues a No Objection Certificate, the seller clears any mortgage, and the transfer is registered at the Dubai Land Department. The name on the title deed changes at that last step, not before.
Does buying property give me a residence visa?
Not automatically. Property-linked residence permits exist, with value thresholds that change and conditions on how the property is held and paid for. We state the current rules for your case and do not present the visa as a consequence of the purchase. Where a visa is the objective, the consultancy office handles the application separately.
Can I sell an off-plan unit before handover?
Usually, once the developer’s payment threshold has been met, often thirty to forty percent of the price, and the developer issues a No Objection Certificate. Assignment fees, the Dubai Land Department transfer fee and the developer’s administration charges reduce net proceeds. We model this path before you buy, so the exit is known in advance.
